Modern Residential Exterior Upgrade: Weatherproof Silicone Rendering
Project Overview
This detached 1970s family residence had a badly weathered exterior featuring faded red brickwork combined with cracking sand-and-cement render. Water ingress during heavy rainstorms was causing localized damp spots inside the front hallway, and the overall exterior looked dated and worn.
Project Goals
- Stop water ingress and completely damp-proof the exterior facade.
- Improve the property's overall thermal efficiency and curb appeal.
- Deliver a modern, clean, white finish that would not require repainting or constant washing.
Execution Process
- Substrate Preparation & Washing: We power-washed the entire exterior facade to remove loose debris, algae, and moss. Cracked areas of old render were hacked off and repaired back to a flat plane.
- Beading & Protection: Full protection masking was applied to all windows, doors, roof soffits, and surrounding driveway areas. High-grade stainless steel movement beads and corner beads were fixed to all edges to guarantee razor-sharp architectural lines.
- Base Coat with Fibreglass Mesh Reinforcement: We applied a polymer-modified adhesive base coat over the entire wall surface. While wet, a heavy-duty alkali-resistant fibreglass mesh was embedded into the base coat to provide immense tensile strength and crack resistance.
- Primer & Silicone Top Coat Application: Once the base coat cured, a color-matched primer coat was applied. Finally, a 1.5mm grain white Silicone Finish Render was hand-troweled and floated to create an even, textured, through-coloured finish.
Results & Impact
The property underwent a complete architectural modern upgrade. The crisp white silicone render transformed the home from an outdated 1970s structure into a striking contemporary residence. Most importantly, the hydrophobic nature of the silicone system completely sealed the building envelope against wind-driven rain, solving the interior damp problems permanently and adding substantial market value to the home.
